“Most improvements that homeowners make to their property will increase its value, if done right,” says Lou Grossi, Managing Broker at Intercity Realty Inc., Brokerage in Vaughan, Ont. “There are many ways to boost your own enjoyment of your property while creating features both you and a future purchaser appreciate.
“One that especially appeals to me is the man cave, or ‘manctuary,’ which I plan to include in the new house I’m currently building for my own family. You can spend a few hundred dollars, or into the thousands.” Man caves have grown in popularity in recent years as the men in the house look for a place to call their own — a place to display their trophies, favourite collectibles and prized possessions.
Lou discusses his proposed man cave with Flora DiMenna of Flora DiMenna Designs who has conceptualized many manctuaries. “When it’s in a basement, that sort of improvement can increase the value of a home because it adds a new dimension to the entire living space,” says Flora. “It transforms the basement area from storage or workshop to home entertainment and much more. If you’re a sports fan, you’ll surely be among the 75 per cent of guys who have a big-screen TV in their man cave,” says Flora. “But there can be a lot more to the man cave feature than just an entertainment centre.”
Garages are still wonderful man cave options where the cost may be less than totally finishing the basement or building a cabana. These garages are now being heated with good insulated metal rollup garage doors with tiled or epoxy painted floors. They are also adding beautiful wood drop type ceilings with jazzy looking pot lights, great seating and lounging areas. They love to hang out in their man cave with friends, enjoying their prized possessions.
Other popular man cave features include a bar, fridge and one or more recliners. A finished basement enhances value when it is completed at the same level as the rest of the home. “In the real estate business, the special features that have been added to a property are so often the very ones that make the sale happen. Start by doing research on the types of surface finishes, lighting, and the various features you want in your man cave,” says Flora.
“There’s no question that when it’s done right, thoughtful improvements and additions enrich the value of most people’s greatest asset and investment: their home,” concludes Lou.
